Josiah Halverson It may be a little trial and error but maybe a first look by you to put a punch list of obvious things together would work best for you. As far as a working relationship goes with a contractor, you should be treated differently in many ways as the occasional customer of a contractor.... You need your GC to know they are your premier company and you trust in them to do quality work at reasonable prices because you will need them for many more projects..

Jeff Lubeski.... I was wondering if you had a minimum insulation or pipe wrap clause in your leases??? I was reading the responses and it sounds serious but it's hilarious. I look at things this way, if a tenant has renters insurance and the owner has homeowners insurance in the event your home burns down the tenant isn't placing a claim on on the structure and getting a paid for it.

Brant Richardson Thanks for the heads up. I'm new to this and like many folks who have seen these seminars felt that the 2k they needed right there was a sham. But the unlimited access to the 500k on a per deal basis had me blindsided and seeing stars because cash and credit are hindering me from getting into the wholesale market.

Has anyone gone to the seminars that affiliate themselves with Scott Yancey and paid for their bigger seminar which they say gives them access to their funding?

I do this type of thing for a living and I would build and arsenal of contractors or better yet one contractor to do it all. If your shopping around and getting into a bidding war your going to cut your own throat... Just my opinion..
