Thanks guys! It sounds like the city hasn't really allowed much small multi family to be built. What areas would you recommend for SFH in the 300-400k range for buy and hold?

Looking for small multifamily and I’m not too familiar with the areas outside of the strip and downtown. Mountains edge looks nice. Thanks!
