Nice job...How did you get that rendering? Been looking for a program to do that, or is that from an Architect?

Please let us know....I have a 9 unit that I am trying to look great after a new facade is put on, so I am trying to create a finished picture before the job is complete. You know, something to take to the bank!!

Chris.....DTI, I ahve been trying to get my lender to use the rents as income, how do you play that strategy?

The old addage is , don't buy a car on the way to the closing, its a good way to end up with a car and not house. If your disclosing the one loan to the other your OK, but if your trying to get one before the other knows, it could come out at the table and then you will be really saving money because you wont get either loan.

Being new to this site but having some experience, $10,000 is to way to low of a down payment, he is going to want some more skin than that.
