How do you find out if it is safe to have your current house rented out before going to find another for purchased?

Are there some common stipulations when it comes to certain loans? Would it be better to get a FHA vs conventional loan.

Hello, my name is Tommy. I’m located near Atlanta, Ga. I have lived here most of my life. My occupation is an auto technician by trade. I love to work on cars but at the same time the auto industry eventually wears you down, also above all I don’t care to work for someone. I like to run my own business. I’m very Interested in real estate investing, to me it just makes sense. My 10-year plan is to retire in my forties, increase my rental properties and enjoy life. I’m here for knowledge, information, recommendation and shared experience. I have read few books from bigger pockets and listen to few podcasts. I currently practicing saving money for a down payment and repairing my credit.
