Agreed. Even with janesville prices above where they were a few years ago, still a great deals. City definitely favors the big guys and the tenants but also arent as bad as i hear with many other cities. Local rental property association works hard to maintain the relationships :)

I found this old post.  How did the paper turn out?  I'd love to see the final product.  I am working on my Masters and want to have my final capstone project be something real estate related as well.  tom.parsons at Ymail.com

Utilities costs can vary a ton based on many factors. Many duplex units have split electric and gas, so I recommend putting them in the tenants name (I require it). Water is often shared in many old buildings or homes that have been converted to multi unit. I pay water but I inform tenants that if usage is above historical averages, rent will adjust. They need to know you will watch the bills.

Great area to invest for lower point of entry and easy to fill units. You wont get the crazy $ returns of big markets but risk is low.

We built a house and just moved in to it. If i sell my former primary home on a land contract vs a traditional sale, am i still eligible for the gains exclusion?
