Broad on purpose so I can learn how to better refine what I'm interested in. At this point, I don't know what I don't know. Starting out, my ideal property is valued after repair @100k, ideally 15-20k total cash on my part. B to C properties and pass 1% test along with positive cash flow. Conservative numbers being used to get feet wet and learn more. Geography not specific, MO side within 50 miles of Chesterfield OK, as long as safe and rentable. BRRR philosophy, not a flipper but rather a 5+ year rental property.
