Post: Real Estate Development Rule of Thumb for Rehab

Hey BP,

I am starting to dabble into real estate development in bigger units (24+) I am pretty good with rehab numbers and have flipped 25+ houses in the past. I am making sheets for running quick numbers on bigger units and was wondering if anyone had a rule of thumb for rehab costs? If so I would love to hear them and why.

Hey Guys, I am buying a bigger mixed unit building (15 apartments and 3 retail stores) the building needs a lot of work and evidence of lead paint is shown on the ceilings. Does anyone know the exact law for lead paint removal? Can I overlay? Do I have to remove ALL lead paint in the building? Is an abatement inspection needed? Property is in Massachusetts by the way.

I am currently going for my brokerage exam and would like to know if anyone knows any good study materials/books out there? I of course have the MA Law and Modern Real Estate Practice book but was wondering if there is anything better out there to help me prepare?

Does anyone know of any articles, sites, discussions, or books that covers MLS systems? I am working on generating a system that will pump out 5-10 offers a day but would love to see if there are any resources out there that will help me out. @Christopher Phillips thanks for the response Chris! So as far as the work, I am not that worried about it because it is a small job and I'll have it inspected by my father (a former contractor and plumber). My biggest concern (and yes I always look at WORST case scenarios when it comes to a lot of stuff) is if something tragic happens. I will be renting this home. Say one day I get a call and the water heater blows through the roof of the home. Will my insurance still cover this or will me signing this permit affect this?

Hey Guys,

So I am hiring a plumber for a job. He is currently licensed (I checked on mass.gov) but he is asking me to sign the permits because he does not carry insurance. The job is somewhat small but does require replacing a water tank. I've been reading forums and some say it's fine others highly recommend not doing it. Should I not do this and hire a plumber who's licensed AND insured or...?

Hello BP!

I know what you're thinking, yes that's a weird subject line but I would love to start a discussion on networking! One of my big goals for 2017 is to increase my networking skills with others. Yes I already go to local REIA's, yes I have a site up and running, and yes I have plenty of business cards! :) One thing I do lack is relationships with real estate agents. My partner and I spend a lot of money on direct mail (different subject for a different day) and it drives me nuts when we are busting our butts and spending money while other investors are getting $FREE$ leads from local agents. I plan on simply getting the top 20 local real estate companies in my area and setting up a meeting with each. (24 week goal) I want to sit down with them and have a professional meeting and present to them what we have done in the past and what we are looking for. Are there any tips anyone has out there where you feel like it helped yourself out? Any other networking tips as far as networking with local investors, wholesalers, agents, brokers, or lawyers? Basically any tips on how I get my name out there and get myself a couple free deals in 2017.

Also if anyone has any questions for me let me know! I love gaining new relationships and of course networking :)
