Alot of great information on here! 

I'm looking into leasing a few apartments here in Altanta, GA.. (in our hot/local sections) and then Airbnb/VRBO them out. My goal is to have a few before Christmas. Is there a contract that I should have to present to the landlord? Does anyone know if some of these big complexes with property managers will allow me to do this? Or should I just go in and lease the apartment and then, Airbnb/VRBO it out? I just want to be legal in doing business.. I believe in having Integrity and Character. 

I'm also working a big project in Barbados. I had a beautiful 4000 sq ft unfinished house with an ocean view, fall into my lap the first of November. I'm still working on getting estimates & the drawing to finish it out, but my business partner and I were considering Airbnbing it out. Any thoughts or advise? There will be a small cottage built onto the property as well, I'm still waiting for the plans on that so don't have the exact sqft on it just yet. This is obviously not a quick process since I'm out of the country. I am working with an agent and highly recommended contractor per the agent. The property is from a motivated friend of the agent who is in her 80 or 90's, so the property is not even listed.  Any suggestions?

Does anyone have an "airbnb" contract written up to present to the landlord that shows him/her the benefits?

@Nick Rutkowski I like your idea of forming an LLC, drawing up a master lease and taking control of the building. Although, I'm sure there would have to be some sort of clause or stipulation to protect both the landlord and you just in case it doesn't work out, you wouldn't want to leave them with a vacant building & bad taste in his/her mouth.

Is anyone familiar with either of these programs, if so which one seems to be the most efficient for locating properties/leads? How would you rate them?

Thank you, Frank, for the encouragement, I just spoke to one of my contractors today about moving forward... as "Wayne Dyer" says in one of his books, "Excuses Begone!" Life is too short.

My fear is Not knowing how or who to rehab the property, because ai have that part covered. I'm an interior desighner and have several contractors that I work with, but my Anxiety is as follows:

A: Feeling as though I need and want more knowledge

B: Where or Whom to get the funds

C: Fear of making a big financial calculation and struggling to figure out how to fix it.

I have Big visions, desires & goals that are so strong but I feel paralyzed.. Its like being in a nightmare and you're screaming but nothing is coming out and you can't move.

I just started a new job in December starting my life over again, so I'm sure it has something to do with it.. I could definitely use some help .. Like maybe even a big push! :-@

Hello @Axel Meierhoefer: I'm an Interior Designer/Decorator here in NW GA. If I may say, as far as the decorating goes, it all depends on your location and style of the home. Decorating is fun and unlimited. Just stay within your budget, keep it light and airy..don't over do it or over think it.. rule of thumb "KISS" keep is stupid simple. Good luck!
