I thought with a commercial property (5+ units) you don't use comps to determine value? I have heard everywhere that you base value on the income the property produces, not what other similar sized buildings go for .

Hey all, Pretty new and still educating myself on real estate investing but I wanted to get your input on where you would typically look to land good deals (possibly offline) when trying to get a 2-4 unit for buy and hold. Are there specific approaches to this type of investing or certain people I should align myself with (multi family realtors, flippers, etc..)? I guess I am just trying to figure out where these types of deals usually come from. I am looking to invest in Rochester NY and possibly Baltimore MD. From Rochester and living in Baltimore (which is way more expensive to acquire property) . Thanks so much for the input!!

Hey all....excited to be part of such an amazing community here on BP.  I am new to the whole real estate investing thing, but I am extremely eager to learn!  I have been listening to the podcasts, watching the webinars, reading the how-to guides,  and reading through forum posts to get a better understanding.  I would like to buy and hold small multi-family properties in the Rochester, NY and Baltimore, MD areas.  I am thinking of 2-4 units to start out.  Looking for ways to get solid leads, as well as financing opportunites.  Look forward to seeing you on the site!

Breon Jackson excellent advice! I am also just getting started (like 1 month of educating myself through BiggerPockets) and would never pay some "guru" when we have people like the ones on Bigger pockets .
