Thank you for the response Dan! After hearing everyone’s great input and also reading the grading guidelines I think most of the properties I was referring fall into the C or maybe B- category but I am new to this so I’m learning but thank you for you’re input! I appreciate everyone’s!

Thank you for the response Noah. I agree and I think a good inspection should help clear hopefully some worry of issues but anything is possible I guess as well

Thanks for the response, I’d say depending on size of the house both could be from 10k or above .

Thank you for the kind words of encouragement! After seeing all of the responses about a “D” rated property I couldn’t agree more about the appreciation of the investment, vacancy rate etc. I think some of the properties I’ve been looking at may also be more along C or even B rated but I haven’t done to much research into the classification guide on this but I am gaining knowledge everyday! So thank you for the insight and taking the time to write! It’s amazing all of these investors and real estate professionals are willing to help!

There is a military base right outside of Saint louis in Illinois and that’s another good option as well thank you for you’re insight!
