I own 5 Airbnb’s and there is nothing passive about it unless you have a manager on the ground. I do ALOT of BRRRRRs as well but it’s two totally different investments.

That makes no sense. I just refinanced my 10 unit building last week that was under an LLC.

The only issue you MIGHT have is a lender requires 6 months of seasoning. My advice is go to the local credit union in that area and show them this deal. This is absolutely no reason why they shouldn’t refi you out. Best of luck.

I only buy all cash when I’m getting 10-20%  discount otherwise makes more sense to leverage right away

Here's what I would do.... I'd find their listing on Airbnb and see how it's performing. If it's doing well I would not extend their lease and do it myself. You'll make double on a STR vs LTR if the Airbnb is successful.

95% of the deals I’ve done have been buy cash, fix it and then either sell or refi.

Unless your a seasoned vet the bank will never give you money on an empty property to rehab. The risk is too big for them and their not the business of taking back properties.

While I definitely agree there will be a crash, you simply can’t time the market. If the crash comes in 2-3 years you missed out on a few years of potentially big returns. The trick is to buy properties that are cash flowing well now AND not to pay

market. I rather buy 3 great properties this year than 15 duds. Ironically, I’ve bought more properties the last 12 months than I ever have. Good luck!

55k/door for a 2/3 vacant building is extremely expensive.

I just closed a commercial loan of 5 year fixed on a 25 year amort @ 3.9%. The rate readjusts @ year 6 which I don’t love but all of the commercial lenders I’ve spoken with said the same thing to me.

Typically rates will depend on credit and experience.
