Sorry for very late reply :-) Kind of forgot about this platform and was in the middle of a project since September but already a few months before that as well. It is now ready and is now my new apartment here in Saint-Gilles, Brussels.

I am actually doing something similaras you  and buy property to renovate and rent out so adding value with renovation, permits to divide and build more and rent.

Haven't done a pure flip yet as this isn't really interesting in Belgium unfortunately :-( Too high taxes and fees etc etc. 

I believe though these new first-time buyer tax changes in Belgium that stared this year will start giving a boost to the market which is good especially for the smaller units which are normally always snapped up first.

Did you buy the second building yet?

Good to have some locals here as well :-)

Hia, I am in the process of setting up a real estate investment company to buy and hold & flip properties depending what makes more sense at the moment. I will put some of my own money into this company and also friends and family's money if possible. The remaining amount I would borrow from the bank. My question to you guys here is how do you normally approach outside investors to invest in your projects? What do you promise them as a reward and how do you handle the whole finance seeking? Also do you promise a fixed return or you just divide all yields and value increases in a certain proportion between you the developer and the investor? Many thanks for all the help!

I have also ended up in Brussels and am doing property development together with a business partner in Brussels. Interesting market :-) How have you found the market to be like and how has it been treating you? Would you guys want to meet up some day to have a chat about the Belgian property market and compare notes perhaps in Brussels? All the best!
