Dad may be able to add you to title via a quit claim deed. Once you are on title you can refi using your income/credit/assets. Consider reaching out to the lender of your dad's property.

Hello,

I live in Los Angeles California and my dad wants to transfer his house to my name and the mortgage as well the he cannot refinance the house due to income not being stable but how can we transfer it to my name so I could refinance the house and make 2 more units in the back?
