We specialize in residential lending but would look at commercial deals as long as they are value add properties and not purchased at market value.

Loan Amount: Under $100,000 or less.

LTV of Purchase price: LTV is 70-75% or less with both loans combined. Terms depend on the deal.

Term: 6 - 12 months

Rate: It all depends on the investor, the market, the type of property/rehab, and many other factors.
