Thank you @Kristen L Garner @Karl B. @Adam S. and @Tom Wagner for your responses. They are all very helpful and informative. Everyone seems to have found, are finding, or know where they want to go with their RE goals. I live in the suburbs of Atlanta. I think I want to start with STR and move toward SFH and MFH. Tom made good points about knowledge of your market, risk tolerance, and goals. Everyone made the point of not getting stuck on the what but making the decision, moving forward, learning, and growing. I hope to make the decision soon and start moving forward. Thank you again!

@Theresa Harris good points. STR is what I was initially thinking for my initial niche. Hopefully after a little more time learning about the pros and cons of each I will finalize my decision and move forward. Thank you for your response!

Thank you for your response. I also work a day job that I've been about for almost 20 years. It is always good to hear people that are succeeding while still working a full-time job. My long-term goal is to build up my REI enough to have the option to retire from my full-time job if I want to. It sounds like you have your hands in a couple of different areas and are managing it well. There appear to be a lot of ways to get started in REI. Thanks for sharing your avenues!

Thank you for your response and what a great answer, especially the part about changing paths after you learned more about one area you were interested in. I am in the "need to build capital" group and house hacking & BRRRR are things I need to learn more about. I am glad to hear you have found a couple of Niches that you are passionate about.

Hi everyone,

I know this is a personal choice and depends on each individual’s situation but I would love to know how some of you decided on your niche? What are/were some of the driving factors for your choice? Are you still in your initial niche or have you expanded to more than one? Are you still looking for that first investment property? Thanks for your responses!

Thank you all for the warm welcome.  I can see I’m in the right place.  I will certainly be reaching out to network and with questions as I continue to learn. There is a lot in great information and can easily get distracted. I know my why  and and now focusing on my focusing on my plan!  Thank you all again!

Hello everyone! I'm a newbie to BP and real estate investing! Currently, I live and work in the Atlanta, GA area and have been in IT for over 27 years. I've wasted a lot of time being afraid to start learning how to use real estate to build wealth but am ready to work through those fears. I am currently going through the BP podcasts and YT videos and love the content. As I continue to learn and process all of the content about REI I'm looking to start taking action.
