It's just an estimate. It it more or less based on town appraisals and sales, however, property condition is not factored. So if the town appraisal is way off (Which it usually it) and the sales were superior in condition, then the Zestimate will not be even close. It's a reasonable indicator of an ARV for the neighborhood if the property was in similar condition to a majority of the sales.

I wouldn't exactly call them leads, more or less just a prospecting LIST. See what a data list company charges per lead for similar criteria. Keep in mind the price usually lowers significantly the more you buy.

Speculating is not much of an investment. I would go with liability.

I don't think I would count on the MLS too much for commercial research. You should be looking for someone with Loop.net access.

A better option might be to just have the properties appear to have no equity ..

1-2 more towns over (towards the city) and you should be in a good rental neighborhood. ;)

Then you have to worry that the trustee can't find the documents and you can't prove ownership :P

As stated, for older cabinets, they sell magnets with a metal plate.

The original thread sums up about 95% of the wholesaler 'deals' I see. In my opinion a good deal only needs 1 phone call, not a mass email blast.
