Thank you Dmitriy! I understand better now. Can you please clarify "

Rules also do not permit any direct or indirect benefit from IRA"? For example, if I inherit a mobile home due to non payment by the tenant and I sell it to another tenant on REC, is that considered direct benefit? Thank you in advance!

Thank you for your reply Taylor! Just to clarify I have the SDIRA and my other partners do not. From your answer I would not be able to invest using SDIRA?

Hello BP,

What are some of issues that can arise from using self directed IRA to purchase mobile home park with partners? It would be all tenant owned homes. Thank you in advance!

Hello,

If I convert my traditional IRA to Roth IRA, I understand it will be taxed as an ordinary income. Can I use that conversion income towards DTI to qualify for a mortgage loan?

Thank you,

Tosh

Is there such thing as delayed financing with non-recourse lender?  If so, please share some of those lenders with me.

Thank you,

Hello,

I'm looking into purchasing a mobile home park that consist of parked owned homes on permanent foundation.  Titles has been deactivated and it is taxed as real property.  I am looking into reactivating titles and sever to sell off homes to the tenants.  Few of the titles I've looked into has different names from the seller which means that it was never switched over to his name.  I have couple of questions.

1. Can the title holder claim the mobile homes or their rights were taking away once the property converted into a real property?

2. If the seller doesn't have the titles to these homes, how can I get it switched over to the seller's name?

Thank you!

Tosh

Thank you for your reply Jay!  I asked the current owners if they have the titles to the MHs but they don’t.  They are not aware of ever having titles due to the fact MHs were installed on permanent foundations, and all they have are lots and blocks.  I’m thinking that I would have to get duplicate titles from them?
