I'm in the process of negotiating a contract for a $12,000,000 apartment building and I want to assign it for a $200,000 fee because the margins are high and the building is cashflowing $80,000 a month. 

My end buyer is a property management company. I'm wondering if any of you have done this before or participated in the process and if so did you still get objections from the buyer even though they would still get a steal of deal even with that fee plopped on top?

What do you think is the best way to brand yourself as a real estate agent if you are new? I know a lot of people want to stand out and not just join the pool of millions of agents that start selling. There will be a ton of deals that come your way in life. You don't need to take risks of such magnitude of it does t feel right. Politely decline

There is a $10,500,000 land area for sale in a very busy and populated downtown area of the east coast that I am about to put an offer on. I have partnered with a middle eastern private equity firm who has given me the okay to tackle this large development. I've given the sellers rep pof and now I need to figure out how much below asking I'm going to offer. This is my first multi million dollar deal and it's a bit nerve racking. It's going to be a new construction that will probably total over $17,000,000. My plan is to build a 15 story luxury residential condo tower. What clauses and/or concessions should I ask for if I am going to crowd fund the money from my private equity networks?
