Hi Austin, I agree with Anthoney that dipping too far into that private money on your first deal may not be the best way to go.  I know you said that due to COVID your entertainment industry income has been hampered.  (By the way I moved from commercial production and video/film editing into real estate myself for the same reasons).  I would suggest perhaps reaching out to some of those "boots on the ground" and seeing if you can pool resources with a couple other folks and actually finance the majority of the project using a combination of your investor group's financial strengths (credit scores, income, cash on hand)

Hi Wade, there is definitely a way to do this through the MLS. If you have a real estate agent familiar with longterm rental transactions in the area, I would recommend starting there.
