Hi Cody,
Belmar is a great shore town with so many fine restaurants, boating, charter boat fishing, parasailing, bike rentals and a 3 mile long beach. My experience with tenants has been great!! Just do your do diligence in the screening process and I’m sure you’ll have a great experience as well. Right now Belmar is hot for buying and renting.

If you contact the borough and speak with code enforcement they will tell you it’s not legal in Belmar. You will not get a CO for the rental. Anyone doing it is doing illegally. Is it worth the risk for you and your tenants is the question.

Hi,
I’m a landlord of a two family home and live in Belmar. I’ve owned my property since 1994. I’m interested in how your renting out your units through Airbnb, it’s illegal in Belmar. I have relationships with many people in town and looked into this a couple times in the past couple years. Looking forward to your feedback.

They say don’t buy a house with an existing tenant. I would have the seller start the process as part of your purchase agreement. Eviction process not easy and with Covid it will be much harder to evict when we are finally able to do so.

To start a property management business in New Jersey do you need a real estate license or certification of any kind?
