AT Michael Galloway, I just went and checked out this property. It has been sooted lol. Total foundation is in tact. the lower finished basement level has no damage other than drenched carpeted floors. Furnace is in tact. The upstairs is about 860 square feet. Needs all new drywall and insulation. All of the trusses and decking are in good shape but black. all the wall studs and floor joists are in tact but covered in soot. My big question is that even if I just wanted to demo and wholesale it, how sellable is a previously burned house? how do you clean up that kind of mess off the trusses and decking?

I just fell into an investment property and I haven't had a chance to really get myself together and brush up on investing ed 101. My big concerns are. evaluation, repair costs and something that I can't seem to get a hold of ASAP is comps. I really need these to do my evaluation and I have to look at the property tomorrow. Also, Anyone have any experience with or tips about fire/water damage? This is the first property and I guess I can sit around reading about it or jump in. I really need those comps (as I'm biting my nails). Any suggestions or anyone able to help. I have to move fast. $10,000 deal in a $100,000 neighborhood. that might be pushing it. I'm a newbie but I know I need those comps. 8-P

Hello again everyone. It seems I've fell into a property that I don't feel prepared for of course. this would be the perfect flip to get me moving in the right direction. This house had a fire. There is more water damage than fire damage I hear. I'm going to check it out in the morning. Suddenly I feel very nervous wishing I had someone close to help me make a good decision. I'm so out here my myself. The ARV on this property is approximately $90,000. I can buy it for $10,000. Going to take lots of pictures.
I need to come up with accurate repair numbers so I don't leave a bunch of money on the table even if I wholesale it. This is craziness! I have little time to make a decision. My niece is the neighbor and was going to purchase it. She has had the keys for weeks already and ate up all my time. She passed on it because she's too scared. I don't want to make the same mistake. Now the owners are ready to move on and I'm out of time. Ugggg!

Thank You all so much. I really appreciate your help. I've been reading everything I can get get a hold of here and have purchased a couple of programs. I swore to myself I wouldn't get any more of those until I took some action. I have to make lists. lots of lists haha. I know it wont be easy. But I'm so tired of making other people money and always in a rut. I will be chatting with you all i'm sure as I start my journey. Meanwhile I'm still learning. I really just want to do.

Hi everyone I"m Pam Brown. I"ve been lurking here for several months and It's time to jump in and start working on my dream. I'm a Commercial/industrial Journeyman Electrician and laid off right now by choice really. I have goals for investing but can't seem to take the first steps to get started. I have a back ground in real estate. I'm very familiar with the areas I want to invest in and the market there. My plan is to start wholesaling or loa, which ever way it comes. I want to keep my options open. I want to earn the cash to rehab from wholesaling and sell these to fund buy and holds. My short term goal is $5000 a month residual income in 5 yrs. The problem is that I'm not finding any investors/mentors that are interested in my methods of investment and I could use a bit of guidance. So far those I've run into believe that I should just find a good deal go to the bank, finance it, pay it off by working my rump off as an electrician. That isn't really what I want to do long term. I don't have big cash but I don't have big bills either. I feel like a case of A.D.D kicks in when i start considering this again yet I always come back to it. I feel like I'm making it harder than it should be. I'm pretty sure that when I take off I'm going to fly. Right now it feels very awkward. I feel like a third grader that needs someone to hold my hand and say do this first, this next and this next, etc. etc. The fear kicks in and I'm just out here; Me against the world. I will keep pushing myself to get where I need to go. A little help and encouragement would go a long way. Thanks for having me here.
