It was nice to meet you at the last Maui meet up a few months ago.  I have signed up for your meet up this Wednesday and am excited to see what you guy are getting into with you real estate business.  I just made my first offer on a property here on Maui, I didn't get it but that's ok I plan on making 100's more over the coming years.  As we all know it's a numbers game and eventually one or some of my offers will stick.  Hoping we can work together in the future on some deals.  Mahalo.

Can you let us know what you find out about that lender or give the name so I can look into that kind of loan also?  That is interesting to me and I'm sure others who would like to borrow based on the rental income potential and maybe not on their income.

Investment Info:

Single-family residence buy & hold investment in Haiku.

Purchase price: $545,000
Cash invested: $50,000

My partner purchased this home and while we live in it I have been doing sweat equity to it for the last 4 years. I have renovated the ohana which we now rent for 1,200.00/month, replaced the windows and trim inside and out, painted the exterior, added landscaping, added a pantry, changed out all the ceiling fans, under cab lighting, added insulation, added solar PV with net meter, now working on the front elevation. When its all done we can sell or keep it as a rental either way its a win.

What made you interested in investing in this type of deal?

Building capitol for future investments, good tax shelter, building sweat equity.
