For starters if the bank says its worth $102 they won't do a mortgage for $198. Not even close.

Get referrals for an inspector from your local community, inspections are important and a poor inspector could cost you thousands of dollars. Do the work of getting a good inspector to look out for problems for you.

Depending on the age of the duplex, in my opinion you should pay extra for a sewage pipe inspection. Anything pre 1980 or so. Sewage problems are the worst.

Just to echo everyone here, as long as you are employed in a conventional manner I think its silly not to contribute enough to max out your employers match. Never leave free money on the table.

I contribute the max to my company's retirement and also the max they will contribute to a health savings account.

Never hurts to have your eggs in more than one basket.

if you really wanted to go through with this and not have your girlfriends bank account scrutinized you just need to deposit the money and then wait two months before starting the mortgage process. This is called "seasoning".
