Was there previously access and it was covered up?  Where is the HVAC equipment?  Are you able to verify proper insulation in the attic?  Attic access, when the attic is over a certain sqft, is required by code.  Depending on a future buyer, you may have to add.  Not very expensive to add though.

Discovered Biggerpockets from one of Brandon's Youtube videos when I was trying to answer the question on whether we needed to join Lifestyles Unlimited or not as new investors.  He answered the question in the video stating that you can learn most of this on your own without paying some Guru to teach you by doing the following:

Listen to 100 podcasts on Real Estate Investing

Read 15 Real Estate Investing books

Engage in 100 conversations in the BiggerPockets forums

Take 12 Investors to lunch

Analyze 100 deals

Tour 12 open houses

Attend 3 meet-ups

Spend less than 70% of your current income

My wife and I started the process May 11th and our goal is to complete this list by Oct 15th of this year, not splitting the list between us but both completing the full list independently.  Any other ideas of things we should work on?

Hello all.  Just starting out in real estate investing.  I'm a firefighter and have a side business doing home inspections.  Doing very well in both of these but working almost everyday and would like to add some passive income streams for wealth building as well as just in case I get hurt and can't work any longer.  Looking forward to meeting some members and hopefully being able to give back to others as I learn about investing.  Thanks!
