Because I have tenants in place until the end of May and I don't want people driving by the home or disturbing the tenants.

Thanks, Luka. I did let the tenants know my intent to sell the property and asked if they wanted to move out early. Currently, they want to stay until the end of their lease which is 5/31. They are great tenants. I'll check back in with them.

I am trying to sell a rental property in Nashville, TN. I've owned the property for 6 years and it has been a great rental. We also currently have great tenants.
The tenants have a lease until 5/31/23, but I'd like to sell the property before the lease ends. I assume that I'll sign the lease and the security deposit over to a new owner.
I have the property listed on roofstock.com, but I haven't gotten any hits yet. I don't want to put the property on the MLS.
Any tips?

I am new to short-term rental property management (2 months). So far everything is going well, but our place is only posted on Airbnb and I'd like to advertise on other sites. I am looking into Lodgify and Hostaway as a way to post our place on additional sites. Looking for advice when signing up for a vacation rental platform like this or pros/cons of each from folks who have experience using one of these platforms. Thanks!

One of the challenges we've faced in our first couple of months has been people smoking in our property. We have no smoking policies, but guests don't seem to care. It is very hard to remove the smoke smell, especially when it is marijuana.
