Hey everyone — I’m not currently house hacking, but I seriously considered it a while back and got overwhelmed trying to track everything in spreadsheets.

Room-by-room rent, utilities, maintenance costs… it got annoying.

I’m now actively looking at long-term rentals, and I decided to build the tool at househackerapp.com. I wish it existed back then. It lets you:

  • Track rent + expenses per room
  • Split utilities across tenants
  • Run "what if" scenarios (refi, STR conversion, rent hikes)
  • See cash flow metrics

It’s totally free right now — I just want feedback from real house hackers and rental property owners to make sure I’m building something useful.

I'm new to real estate investing. I would love to hear how some of you went about purchasing your first property. Did you use cash or financing? If financed, what type of financing did you use on your first property? What went well and what didn't? Thanks!
