I'm looking at buying my first investment property, it will be a short term rental, but we need it to be on our taxes as a personal property. It's my understanding that we would need to live in the home for more then 14 days? If that is true am I able to put less then 20% on a conventional loan since tax wise it's not an investment property? Would a conventional loan even be the route for me to take?

I am trying to get over my analysis paralysis and buy my first rental. My fiance and I are also looking to buy a house (for us). I would like to house hack but she does not want to, which I understand. However after using all our money for a down payment, we won't have much capital to spend on investments. I was thinking about using a 401k house loan on the house we were going to buy for ourselves so that we can keep the money we have saved for that house to buy a rental property. Does that sound like a foolish thing to do?

New to almost everything in real estate investing, and trying to learn every thing I can. Currently reading two different books, one being BRRRR, By David Greene. I have never refinanced so this might be a dumb question, but Is there PMI on your refi conventional mortgage? Or because they are giving you at or less then 80% of the value, is that waved?
