Hi everyone, I am a new investor and just recently bought my first investment property in St. Louis and have now approved a renter and am getting close to signing the lease. However I have received a lot of applicants on the property and the couple I have approved will not move in until 7-1. My question was is it ok to ask for the security deposit at the signing of the lease to lock down the property? Or do I need to just accept the deposit along with the first months rent on the first day of the lease. Wondering what has worked best for everyone in the past? Thank you. -Travis

LyNetta Hill yes it seems WAY too high! There is a way to appeal it, but it can take time. Local governments assign values in their jurisdictions sometimes only once every three years or possibly longer. They can also make mistakes from time to time. To be honest if it were me, I would move on. Finding a property that is going to give you not only cash flow, but a significant amount to give you security. Things go wrong with pretty much all properties at one point or another and if you don't have enough "cushion" you can find yourself underwater quick!
