You could try staging it. Apartment complexes often have staged models to show to prospective clients. It let's your client get a feel for how the home can look if they choose to rent it.

The best way to compare interest rates is to ask what their PAR rate is. This is the rate before any points, fees or origination costs. This will let you compare apples to apples as far as interest rates go. Par a couple of months ago for SFH was 4.75%. I have not looked recently and it is probably different for duplexes.
