Iv found the vacant property of my dreams with great bones and structure , the owners own the title free and clear only problem I'm having now is where are these owners 🤔 iv been calling around in search mode getting hung up on, calling wrong numbers, calling disconnected landlines and pronouncing people's names wrong , yea it's tough but I really want this property this may be early stages of attachment but oh well 😁 So my Question is : Is there a more accurate absentee owner website or app you guys recommend for finding addresses, emails & phone numbers ??

@angieshires Iv put down $500 in EM and I plan to hold the property so yes over time it will eventually come back I'll have to rerun the numbers but i'm thinking the foundation repair maybe a bit over what I'm looking to pay for it unless I find someone who can do it for a decent price.

Hey @Angie Shires the sqft of the home is 1,593
The grading around the house is pretty level there are no Major slopes that iv noticed around it but the contractor I got the quote From said that since the house has no gutters around it to push the water away from the home its the reason for the rain water sitting underneath it and the reason for moisture that's causing the wood to dry rot
Iv only had one actual person to come out and look at it and give me a quote but I am in search for other contractors at the moment

Hey @Charles Goetz I appreciate the advice Sir, and the house doesn't have any gutters around it so when it rains it starts to accumulate under the property and Im in the Longview tx area , I will look more into how to prevent this for next time and try and get quotes on the floor repair separately , Thank you

Hey you guys! I'm new to bigger pockets and new to realestate investing and I have a Question about foundation, I have a property under contract right now that's in a great area and it has a great Arv and a low price but the only major problem is that the peir and beam foundation has dry rot on alot of the subfloors of the bed rooms and alot of the floor joists are broken and the beams are in pretty bad shape it's an older 1955 house so I'm thinking this SFH may turn out to be a money pit if I end up closing , I got a quote from a contractor in my area of 17k to jack up the house and fix everything I thought that price might be pretty high but at the moment Im searching for other quotes and my Question Is what's a typical price range for foundation work ? And is there away I can clear up the dry rot fungi ? The bank will be loaning the purchase and repair costs but I don't want to over borrow plus iv already had the place inspected and all you could say I'm a little attached to the place but I know the rules are not to get attached but I appreciate you guys if you could point me in the right direction , I need to know if this property is a Deal or no Deal ?
