I have an aunt who is Canadian and owns a property with a clear title in Arizona. She wants to gift it to me and I am wondering if I can get an equity line of credit or put a mortgage on it after she does that?

I am looking for a lender that does cross-collateral loans in Arizona. I have a rental property that has a free and clear title and I am looking to use it as collateral on another property.

I own a property in Texas that has a wraparound mortgage on it. The note balloons on 12/2022.

I am interested in selling some or all of the equity in this property before 12/2022. I know there are companies that purchase equity but none of the ones I know operate in Texas.

Is anyone familiar with a Texas company or person that does this sort of investing?
