I should mention that the property is zoned as a duplex and the code requirements for triplex (36” wide stair) are impossible with this house. Thanks in advance!!

Currently renting a 3 story in philly being used as duplex. I have nicer apartments on the 1st and 2nd but but third floor is vacant and need of work. It has has 2 BR, kitchen and bath, and can be securely locked off from other 2 areas. Wondering if I can Airbnb rooms / apartment without zoning for triplex?

Currently house hacking my primary residence, a 4 bed 2 bath home in Abington, PA.

What made you interested in investing in this type of deal?

Moving out of my moms house

How did you find this deal and how did you negotiate it?

Typical house purchase using a realtor, bought more than I could afford by renting our 3 of the 4 rooms

How did you finance this deal?

conventional mortgage 20% down

How did you add value to the deal?

renovations, market increase over time

What was the outcome?

still living here and renting rooms, looking to leverage my equity to get into more rental properties in the city.
