I have quite a bit of equity in some properties and was seeing if there was a lender that can do that.  I also want to find a lender to do some mulitfamily purchases.

I have purchased 6 of these fourplexes from FIG and I am EXTREMELY happy with the end result.  These will be long term holds for me and my portfolio.  FIG picks locations with great upside.  I have had many friends and colleagues that have had the same experience. All of those that are at FIG value integrity above all else.  I dig that.

I see that you will never manage your own properties again. 

Are you managing other people's property then? Or, were you financially far enough along to be able to buy into this business? 

 I am not managing the properties nor do I own any part of Kasteel Property Management.  I am pretty involved in the rental property community where I live and it made sense to help be a rep for the company.  I would never do this unless they earned my trust and did a great job at managing my own properties.

 Wait - your "part of the company", as in employed by them, or work for them in some respect.. and are promoting them as a Godsend on BP??!

So, it is not my company. I am not necessarily promoting him. They now manage 34 properties for me. He really earned my trust and I was very impressed with his work.  I then felt comfortable with recommending him to friends and others that I have done business with.  They have all been extremely happy. We decided that it would be a good idea that I would become some kind of rep for them. I really am just giving my opinion about property management.

I like many others wanted to get the best bang for my buck in my first real estate investments.  I decided I could do the work and manage the rental properties myself. I thought to myself, man, I don't want to pay someone 8% of the gross rent to just collect checks and sit on their butt doing nothing.  After a couple years and owning 6 units I realized I was NOT getting the best bang for my buck.  There were far more problems than what I had anticipated. Late night calls, excuses why they can't pay rent, sob stories, tenants fighting other tenants, cops being called, babies flushing diapers down the toilet and flooding, tenants just going MIA, etc.  Trust me, in the two years I managed I could give you a ton of horror stories and these units were in a nice safe neighborhood. I disliked filling vacancies, dealing with no shows and screening people. GEEZ! this is not worth saving 8% on gross rent. After a while, I learned that my greatest cash cow is actually myself. Property managing was taking me away from where I make the most money because I would have to take calls or I would be stressed out.  That stress would then consume my mind and would make me not be mentally present during a meeting or a sale, etc. It would sadly at times make me non present with my wife and children. I still tried to fight it by hiring a property manager, but finally lowered my pride and found the best in property manager in Utah Valley. This was the best thing I have ever done in my 10 years of investing.  I was in a far better mood and could focus on the things that mattered most. It made me more motivated to buy more property with confidence. I now own almost 40 doors here in Utah Valley from fourplexes to single family homes and I am stress free. Learn from me, get a property manager because you will make more money in the end AND be far happier. Ask around who can be trusted as your property manager.  Interview them and follow your gut feeling. Good luck!

Hi guys!

Thanks for the kind words. I did 25% down on everything.  Yes, there was a ton of discipline in doing what I did and it definitely wasn't easy.  It was incredibly worth it because now I can work when I want to and when it's fun. 9 are fannie loans and one is a commercial loan.  I do not manage them myself.  I used to and decided it consumed me too much and took me away from the things I wanted to do like make money where I am good at making money and being a good dad and husband.  Sometimes the managing myself put me in a bad mood. Not worth it.  I went through 5 different property managers and they were frogs and then settled on a solid company and I couldn't be more happy.

I live in Orem, UT and I own four investment homes (average worth 320k) and 6 fourplexes all worth around 730-800k here in Orem and Vineyard, Utah and they have all built equity in them. My primary home is paid off. All are rented out with solid cashflow. I need to find the best situation to get a solid loan and pull money out. I have gone full time into real estate and every now and again sell and buy homes as a realtor and do some acting and studio work as a musician for income. I am more or less retired and live off of the cashlow from the investment properties. My tax returns should be sufficient for a loan. Please let me know if you can help.

My name is Trey Warner and I'm from Orem, Utah. I am originally from Huntington Beach, CA and I love to surf. I have been investing in real estate for about 8 years now. I am now 35 years old and feel younger than ever... well, sort of. :-) I am a college drop. I was a door to door salesman for 11 years and used all of my money to invest in real estate. I have now accumulated 34 doors form fourplexes to single family homes worth around 7.5 million that cashflows six figures a year. I have retired form door to door and I am now focusing on all aspects of real estate as well as acting (film actor), being a studio musician, motivational speaking and being the best husband and father I can be.  I hope to connect with more like minded people.  I looking for creative ways to refinance my properties so I can continue to invest more and grow my portfolio.
