Need help with backrent!!!

3 of my tenants just moved out after a year's lease and returned the house. They currently owe me $6000. One of them wants to pay back his portion of the balance. (the lease doesn't specify whose portion is what, they are in it together). If the other two decide not to pay. What should I do? If I turn it over to collections. Would the one that paid his portion be affected?  Does anyone have any experience working with the collection? how do they handle the backrent situation?

Can we charge tenants Pet security deposit and monthly pet fees if it is Emotional Support Animal (Companion Animal).

I did some research I saw that Fair Housing Act does not apply to people that renting out a SFH and own total of 3 or fewer rental property. So that means I can deny their application. But what if I choose to accept their application, can I charge them Pet security deposit and monthly pet fees??

Can we denied an application if they have companion animal and we have no pet policy. I know Companion animals are not service animals. Please help!!!

How do you collect rent? I'm planning to rent out my old house and I'm going to self-manage it. I don't have a system in place for collecting rent? Please help!

How do you get rid of Annual Mortgage Insurance Premium on FHA loan? and what happens to the the Upfront MIP? Is it refunded to us later or is it payed toward the mortgage later?

Hi, I'm new to Real estate, I just got out of military and currently attend full-time college using GI-Bill so I am collecting around $2k+ for BAH and only working part-time. I've been saving enough for the down payment, but I can use VA loan 0 down also. My plan is to buy a SFH or a duplex for house hacking. The problem here is my income from part-time job is not a lot, and not stable, my BAH is not considered as income. I don't have anyone to Co-Sign, What should I do to get a loan? Is there any strategy for investing as a college student? I really want to invest as soon as possible, but I also want to finish my degree (~4 more years). Should I keep saving and wait until I graduate from college then work full-time and then invest? Please Help
