What is your opinion on using cash to invest in REI vs putting cash in my portfolio and using a securities backed line of credit at a less than 7% interest rate. No fees, interest only payments. I have a strong dislike of debt but am willing to be open minded about what makes most sense.

Hey everyone! Analyzing my first possible buy/rent property. It's a condo in the north Dallas suburbs. I'm planning on offering 30k below list (all cash) because the monthly HOA is quite high at $430 a month and the deal doesn't make sense if I don't offer the lower price. My question - for anyone who has condos for rentals with monthly HOA fees, can you share the good, bad and ugly about them?

Hello! I'm in the DFW area and Just getting into the game. Looks like my best financing options for my first flip are a securities backed LOC, HELOC and/or 401k loan. Will I have issues if I apply for two lines of credit at the same time? Are there implications I'm not considering? I have no debt other than my primary mortgage and very high credit scores. Don't want to impact that negatively by opening up multiple lines of credit at a time but the high interest on hard money loans doesn't look appealing to me.
