I'm looking at a house that needs foundation repair, any tips on finding a quality contractor? The few I have called wont give me a quote on the job which is concerning. The damage does show in the floors as well as the outside. Would this be a deal breaker for you?

@Forrest Faulconer I've got about 4 months before another big job comes up... although construction is unpredictable so I'm not entirely sure. But I think also having someone with more experience would probably be better for me so long as they don't take advantage of my limited knowledge.

@Reece Iovine I would have to be in the 40hr per week schedule to do it but as far as I know this stretch should only last about 4 months and then its back to big jobs, how long do rehabs usually take?

@Steven Wilson I really enjoy doing the work myself, I just can't guarantee I will have the time. Where would you suggest looking for those turn-key properties?

@Forrest Faulconer thats a good point, I would like to do the work myself but with questionable hours in the months to come I may look into something turn-key, now I haven't seen any turn-keys during my searches, would this be better to take to realtor to search for?

I am a blue collar industrial construction worker that puts anywhere from 40-90hrs in each week, on top of traveling state to state for work. I want to get to a point to where I can still do what I do but have suplimental income to cover the short weeks and allow me to be home with my new baby girl! Ultimately lessen the financial burden through cashflow.
I am in the research stages of real estate... aka looking for my first door. I have found 2 deals that caught my attention:
Both in Hartselle AL
Asking- $45k
Beds- 1
Bath- 1
Sqft- 1,100
-Has 2 rooms that can be converted into bedrooms
-Small lot
-Needs metal roof repair
Asking- $74k
Beds- 3
Bath- 2
Sqft-1,600
-Garage
-Needs flooring
-Currently has wallpaper
-Room for basic upgrades
Being that I am new I do not have any teams or systems in place yet. I am hoping to connect with other investors and also find creative ways to help where I can. Unfortunately my welding trade doesn't quite fit in with real estate but if you have a use for it let me know! Thank yall for your time!
