I can get you stuff at 50 cents on the dollar ALL DAY LONG in Florida. These are Brand New Homes!!! Also, what part of Florida?

I dont advertise this very much because most people (no offense to anyone in here intended) dont understand it, but our company moves securitized real estate at a small discount with rated weighted average returns.

Now I dont know if you can pull off the required capital, but for example we source investors for two of our sources that sell rated loan pools. They will sell off a $1,000,000.00 pool for 95% of its face value (which at first glance sounds terrible), but the loan pool matures in .40 years (about 4 1/2 months) and returns around 12 - 14 percent. Of course this is not a guarantee, but historically that is what these have done...so you can make very good monies in this model quickly.

The pools are rated (aaa, bbb, etc.) by Bear & Sterns, Moody's, etc

It is a very nice niche that most people dont know about...you are picking up securitized real estate pools (essentially).

Actually, most banks have only listed about 15 to 20 percent of their avialble inventory. You can find this inventory if you dig hard or long enough. It took our company three years to get to the point of having 80+ lenders we work with.

The first year, all we did was make calls for 8 hours a day x 4 people. Never collected a dime the first year, but stuck with it.

The properties are out there and not on the MLS. You can do what we did or pay a premium to get you in the door and get you immediate access to inventory (which is what we do)

Who is the note expert in this forum? I am curiouos to know who has some exensive experience buying and / or evaluating notes.

go to http://put.elpasoco.com to find the information you are looking for. The public trustee is the government branch that handles any deed or lien issues as well *** foreclosures for any real property in Colorado.

I just found out that Countrywide is planning on liquidating their REO's through foreclosure.com using their auction program.

Could be very interesteing to see where that heads with the rest of the lenders.
