I signed up for propstream free trial and try to pull a list of failed mls. It gave me a list of properties that are currently listed, pending, and sold on Zillow, RedFin, etc.

It seems like its includes all the status of the MLS. Even though the listing failed, it relisted the 2nd time and sold.

The search including active listing is also broken with the same issue I had above. I'm getting ready to sign up for the flipster free trial to test it out. Maybe I need to look at batchlist as well.

I think "dress for success" is a way to get yourself up the corporate ladder. 

You can find some Steve Harvey videos on getting a suit. Most people just get stuff that match and buy them all at once instead of just keeping up with the current trend of fashion.

I don't have any experience repair. 

Its going to be contracted out or partner will fix the property

I'm a beginner at real estate. I want to invest but I don't think I can do it by myself yet so I'm saving up more money when I buy a rental.

I have a friend that is looking for a cash partner. I can help him come up with the down payment and construction cost. I was just wondering how I will get my investment money back and how to calculate the profit split.


The house we're looking at is 95k.  I'll come up with the down payment and closing cost. 

19k - down

20,000 - construction

It will sell for 160k

45k profit

4800 closing cost (3% of 160k)

Now, we're calculating profit and we don't know how much we should give to each other.
