Well It depends!

Newbies can learn some information from these events and it may even motivate them, but you must be strong and say NO to their well oiled sales pitch if you want to keep your costs down.  

However,

There are some people that I have talked to that have paid the fee and said if they had not, they wouldn't be where they were today, so paying a large fee motivates some people.  If that what gets you going, maybe it is a good idea.

I have been to a few and have never went through with the training, but I have paid for some information that I know would have costed me more time or effort, like for legal contracts, websites etc.  Everyone has different strengths and weaknesses, it is wise to pay for the weakness you have, and use your strengths to your advantage.  There are many RE meetings and or meetups where you can learn a lot and help others learn for free as well.

I would think plastic, sandbags and tape would do the same job as silicone to keep out rain and it would be a lot easier to remove after the storm.  

Flooding is a whole different story. If your underwater, I think the water will make it into the house sooner or later no matter what.  A Stucco contractor could answer better, but stucco needs to breath so I don't think it is water proof.

Prayers that you will not be under water!

Good advise @Wayne Brooks.  Any other things you need to look out for with Auction.com.  Most houses I have looked at are over bid and are sold for just too much money here in Colorado.   It has seemed to be a waist of time for me.

I have had only one Section 8 tenant, but she and her kids have been in a rental of mine in AZ since 2010.  She takes very good care of the place and has a 100% voucher, so I always get paid on time.  I have heard some bad stories of Section 8 Tenants, but my experience has been pretty good!

Okay some other questions came to mind...

How often do you turn over tenants?

Do you use a unique code alarm entry system to keep track of everyone?  Easier to change codes than everyone's keys.

How else do you streamline the management, as to not let this become a big headache?
