I am in the process of 1031 my Oakland property for one in the Sacramento area. I want to hire a property manager up here. Any one have any good recommendations ? I would appreciate it.

Again thanks for the response. I was serious about Pittsburgh a few years ago but found the tax situation there to be confusing. It seem to change from street to street. I am retired and would like to get a better return on my equity and like to have a hobby . This is a perfect time to be able to visit new markets (well when lock down is over). I think at this point I am just trying to zero in on a few markets and do my research to narrow down what areas and type of properties. Thanks for the advice.

Thanks the vacation house is off the table . Now trying to research other markets where I can buy multiple properties or duplex. One of the reasons I want to see Oakland is because of the taxes. The prop 13 tax base is great but we have bond measures from everything from schools to mosquito abatement that double the bill. I am curious about Huntsville AL,  Columbus OH, and Pittsburgh any one have any expertise in these markets?

Thanks for the responses. I like the idea of converting my equity. I had another thought which was to take my equity and buy a vacation home which we could use for a few months a year. We would want to escape the hot summers here. Anyone have experience with this strategy? it sounds great but I can see there might be pitfalls since it seems like more of an emotional buy?

I am researching markets to convert my equity in Oakland property into Cash flow. Do you have  any suggestions of great markets? I live in Sacramento  and would prefer local  but open to other markets. I am retired and debating if I should do a 1031 and carry my loan of 240k or just take my equity and buy for cash. This would be for cash flow and a diversified asset. My time frame is later in the year since since my house is still occupied and I will need to give them time and do some repairs before I sell my house. 

thanks for your help. I have been lurking here for 8 years netting passive income and appreciation so now it time for next stage.

I am curious too the research is a little overwhelming. Looked at Pittsburgh but there is so much variation from neighborhood to neighborhood, in terms of taxes etc Considering looking at Ohio. Great info here thanks for sharing

Hello BP peeps,

I bought a foreclosure in Oakland CA in 2012 for $250 all in, I have a stable tennant and positive cash flow of $800 mo. I also have equity of about 400 in the house. I want to increase cash flows to 3000 a month on 650k property. What markets are best for cash flow and appreciation ( I know big ask). for personal reasons I am attracted to Sacramento CA, Phlly and Pittsburgh. Anyway have experience with this? Ideally I would like a multi family property but open to buying a few SFH. thanks for your help.

Chattanooga came up on a research run, cheaper houses and better rents I have one rental here in N. CA and am looking to get in the  sub 50k market. Is this a good way to go? Interested in any TN Markets or advice. Have family there so it appeals to me to be in these markets.

any information about neighborhoods, pitfalls etc would be appreciated.
