Becca. I do not.  I have a realtor working hard to get it under contract.  I'm working hard on fulfilling that contact with the funds. I'm trying to steer away from hard money lenders at this point as the week still be funds that will be required such week force me to then search for a gap lender.  As i become more established a hard money lender may become an option for me.

Jared i don't have any under my belt yet.  This is my first one and I'm excited to get it going.  My return is potentially 100k. This is before the fee for the lender.

I'm new to the business and looking to get my feet wet.  I'm working with my realtor and have a found a house that would be a great start.  I'm looking for a private lender and a couple gc's to work with in Utah.  Does anyone have any recommendations?
