Post: Inspection for "INFORMATIVE PURPOSES ONLY"?

So I'm beginning to look around for our first property, and I keep noticing listings that say that any & all inspections are for ""INFORMATIVE PURPOSES ONLY" (because all caps shows you mean business, am I right?). Granted, I am at the very beginning of a very long journey and have a lot to learn, and so this may be a dumb question....but.... isn't an inspection by definition meant to gather information? Is there something sinister hiding behind ""INFORMATIVE PURPOSES ONLY"? What does it all mean?
