Hello All,
If the utilities are seperate from the rent and the tenant has not switched it over as they stated they did(what, a tenant that didn't tell the truth?) - am I legally allowed to have it turned off?
I have a house in Texas and the utilities are current on under my name. Thanks.

I appreciate all the replies...it is all very helpful. To answer your question Jeff, I was looking for a rehab flip. I may go a different direction after discussion with my accountant. I am afraid of "bad tenants", but the passive income from the purchase of a rental unit(duplex, quad?) may be my best bet. Any advice would be welcome.

Hi Folks,
Two questions:
Can someone recommend a good site for a detailed foreclosure listing? I scan Zillow all the time, but I would like to have a more refined search and more pictures. I understand I will pay for access, I just want to spend my money wisely.
2) Is a local realtor the best way for me to get information on properties with good margins? I am looking to do my first flip and want to be careful and profitable.

I find that there is very little published about how to navigate through a tax sale. I also am very interested, but am concerned that I will "lose my shirt" because of a mistake I made.
A few questions for someone who has been through this process:
If I am high bidder, do I have to then pay off the previous mortgage and other lein holders?
Who do I big against?-the bank, professional flippers, etc?
Can I walk through the property prior to the sale?
Can I really get property for incredibly low prices?
Do I have to have the full purchase price cash on hand?

Thank you for taking the time to answer these questions. Also, can someone recommend a good book on the subject?

Can we assume this is an interim payment with more to follow? I guess I would be hoping too much for 50 cents on the dollar.
