When you are looking on auction.com could someone clarify the difference between bank owned and foreclosure.

I'm trying to find a podcast that i listened to once upon a time. It was a flipper maybe two guys that flipped and did a lot lease purchase deals. Any help greatly appreciated.

BiggerPockets,

I'm at a crossroads in my life. I'm 29 years old and mentally I've been slowly transitioning over to real estate as a full time career. My current job is quite unique (I work for myself) but it requires quite a bit of traveling on a weekly basis. I have a baby a family etc etc. I'm ready for a change. I have an extremely high tolerance for risk. Small deals excite me but my goal is to be a large national multifamily investor.

I'm not a complete noob. I've rehabbed two complexes (56 units) total. Flipped them both. I've flipped a few smaller deals and bought and held some rentals.

Things I have

- Investors.

- My own capital.

- A positive track record in real estate thus far.

I'm not looking for anything for free but I'm also not looking for a charlatan. I'm looking for someone who is very accomplished and has a track record to mentor me and help reach my goals.

Hi BP, Unique situation I suppose but I have a very close friend that went through a difficult time when the market crashed. I don't want to get into specifics but he has plenty of cash. We are very close friends/business partners. He can't get a mortgage. He wants to buy a 300-400k home. If you were going to buy and do a lease purchase with this person, how would you structure it? Thanks for any input

I should have worded my question differently. I'm interested in the "process" of finding the best markets nation wide to invest in. There are so many markets. Where do you start?

Hi BP, I have 500k or so in cash that I'm looking to invest in either turnkey properties or BRRR. I'm looking for SFR. To keep it simple My question is how do you find the best market for SFR rentals?
