I have a prospective tenant who claims to have 2 service dogs, one of which is in training. In short, after meeting with the person and seeing the dogs' behaviors, I don't believe that they are service animals whatsoever. My concerns are not whether the person has a disability, only that the animals' demeanors were not aligned with any amount of training or even simple pet etiquette. 

I recognize that legally I can only ask two questions: "Is this a service animal?" and "What tasks do they perform?"

I was hoping someone could share some legitimate sources of information on what landlord rights are regarding service animals. Some google searching has led me to believe that I cannot ask for any kind of documentation/registration proving that they are in fact a service animal, but potentially that I can request their doctor validate they have a need for a service animal, something to that effect.

Are landlords/homeowners allowed to fact check if the service animal is legitimate?

I need a couple new windows in my basement. In the Denver area, who do you recommend using for a reasonably priced window installation?

I have one investment property and currently applying for HELOCs ($446k estimated value and $348k remaining on mortgage). I got approved for one at 75K and 10.8% which I declined, and a second at 50k and 8.49% which I am considering. I'm pending offers for other company's HELOCs, but I was hoping for something sub 8%. 

I haven't taken out a HELOC before and was curious to see what terms other folks are accepting in recent months, or what a reasonable expectation for a decent rate currently is. Thanks.

I approaching my second year of tenant leases for my househack. I wanted a more official/legally binding lease for this year than the generic one I found online and filled in the blanks. Any advice on where to source one for Colorado?

So I bought a 3/3 townhouse in Louisville Colorado last year. I'm renting out the other two rooms and I am in need of a solid leasing form that I can fill in my specific provisions in addition to all the material you typically see on every lease. After some google searching I'm having hiccups finding free "official/legal" leases for Colorado that I can alter and use for my tenants. I've been using Cozy for rent payments and screening.

I was curious where you all get your lease(s) from, if they're free, easily altered for my requirements, if they're legitimate and legally binding, etc. and perhaps what sources you go to to find state/city specific information on leases.
