New Western, Fairtrade, and Networth Realty are all the same. It's for first time investor who has no idea what they're doing. They take advantage of those young investors. Not only do they give bad comps, but they also charge you to double close, admin fees, etc. They upsell by 5% or more on these deals. So over these guy in my market. They have no idea what they are doing.

If you're just going with a standard SFR, you should consider just buying a property from a wholesaler or a property that needs a lot of work. I'm quite bullish on Riverside and the Inland Empire and have suggested to multiple people to purchase properties with a detached garage so that they can convert that to an ADU. You're looking at long term cash flow and that strategy would provide it. In Riverside, a typical 3/2 bath house is about 400k to 500k and would rent for about 2k to 2200 depending on the area. The Adu (1/1) on top of that would rent for over 1k. That's a nice bit of monthly income, especially if you're coming in with a 20 to 25% down payment. Something to think about.

I worked for a property management company that had a location up in Big Bear and the #1 issue all of the landlords had up there was finding good contractors who will complete work on time and in budget. If you've got a good contractor then you're miles ahead of most. You should definitely consider hitting up people and try and get off market property. Lots of older people own property there and they never ever use it. Great opportunities up there if you're willing to do the work.

Hey @Miles Yang, super excited to chat with you on this subject. I am extremely bullish myself on the Inland Empire. There is massive amounts of growth in the job sector, a great tenant base, and pockets where cash flow is still available. Having grown up in Riverside, I've seen the transformation first hand. It's been really fun to watch. I invest in the area myself and have found it to be extremely profitable. I know dozens of investors that have and continue to find reasonably priced rental units that provide good cash flow and even better appreciation, something out of state markets just can't compete with. Really looking forward to discussing further with you.

Hey man, if you want to get the most out of the property, you need to get the tenants out before you list and sell.
