I've used Ted Lanzaro as Mat mentioned and I'd highly recommend. He also wrote a book called "The Tax Smart Landlord" which was a quick and useful read.

A lot of the work I used to myself but lately I have been hiring out. I use Ceil Plumbing and then RR Property Maintenance for most of my odd jobs. My father is an electrician.

Hi @Max Collins and welcome. Looks like you did your due-diligence here. I like the numbers you chose and I personally set aside 20-25% for vacancy, capex, and repairs and I have been so far very pleased with my returns. Have you run your numbers through the BP calculator? I think you get 5 free uses as a standard member. When I was starting out I used all five and they were helpful. It's amazing how much wealth you can accumulate by house-hacking. I wouldn't overthink it too much since in reality you'll be slashing your cost of living expense. Good luck!

Hi @Johnny H. I am a realtor and investor with 4 units in the Mystic/Stonington area. Prices are a bit higher but there is a large demand for jobs between the Sub Base, Electric Boat, National Guard, casinos, etc. I am in the long-term and short-term rental business.
