Any good recommendations for property managers in Portland, OR? I am probably looking for Utopia here, but I would like to work with somebody competent & who will price our house correctly. Dealing with an HOA & new Oregon laws causes me to want to hire this out, but I also don't want the company to price it too low just to get it rented, especially with statewide rent control enacted. Thanks!

Living in Portland makes me want to branch out into other regions of the country, perhaps where I have family and/or friends. I would love to have at least a fourplex (preferably larger), and I’ve been wondering what the pros and cons would be of buying land and building out of state. My simple mind can only imagine so many negative scenarios but I’m sure there are many things I haven’t thought of. If any of you have experience in this area I would greatly appreciate some insight!

What are your opinions on using family as lenders/investors?

More specifically, family who have extra cash, but also have something more to provide to the investment than just hard money?

Are there still more downsides to getting family involved?

With statewide rent control I want to be sure that I don’t rent out my units for less than market value, but at the same time I also don’t want to be in a position where my rent is so high that I end up with multi-month vacancies. Would there be any negative implications if I were to offer the incentive of, say, last month free on a two-year lease agreement? This would ultimately result in a reduced average monthly rent while still keeping the rent threshold where it should be. Thoughts?

Are there renter discrimination laws that would prohibit me from purchasing a multiplex in a bad/high crime area and offer discounted rent to cops?
