Hi Kristy, my wife and I are in the exact same position. We want to jump in, but it feels foolish to willingly buy a property you know will not cash flow for several years.

Hello all! My name is Tyler(30). I'm marrried and we are expecting out 2nd child in Jan. We have tossed around the idea of a investment property for years. We own a home(35%mortgage left). We are great savers and live within our mean. I have been investing in stocks, bonds and REIT for years. Taking the plunge into an investment home is daunting but we are aware of the upside potential. Any advise on how to get start? Any special formula in what to buy? Or how to evaluate options? I've read so much but don't have any real estate investor friends.
