First interested buyer so far, would need to FHA 165k which he was pre approved for. 45 days to close. The 45 day clock hasnt started yet, buyer is a friend of mine. I would just like to give him a "yeah dude, it will work" or "sorry cash only buddy" response soon. Thanks for the input so far guys.
When assigning our current contract, are we able to use an assignee who would use an FHA mortgage, or is it a strictly cash buyers scenario? Appreciate any help, guys. Thanks

Seeking a real estate attorney who is familiar with wholesaling. My partners and I have found that many lawyers who aren't familiar with wholesaling have really put us in some tough spots in past deals. I am in the DuPage County part of Illinois, so the closer to here the better. Appreciate any help!!!! Thanks.
The time has come for me to write up my first offer. I am having trouble finding a standard real estate contract online, with the ability to assign the contract to someone else. If anyone can help me in that regard, that would be great. Or, if I have to go to a lawyer for this, what should I tell them to make sure is included in the contract?

I recently received an inquiry into a yellow letter I had sent. The ARV is a solid 185k-200k, and the woman said it needs plumbing work and electrical work. She said she received an offer that she turned down, so naturally I got this number out of her before shooting out my offer. The offer was 13,000. She countered at 14,000 and they denied. I can't put together why this is the case. I offered her 14,000 and she tentatively accepted it while I do some more research. The house sits on a 10,000 sq ft lot, so I don't understand why the asking price is so low. What am I missing? Thanks guys.
